Rental Registrations

  • Algonac Rental Housing Program

    The city of Algonac is committed to controlling blight, maintaining property values and protecting the public. 

    Registration and Fees
    • Multiple Family License (annual, expires 1 year from issue date)
    • Cost of license is $50 per unit
    • Multiple Family Annual Inspection
    • Cost of inspection is $300 up to 5 units; $400 6-11 units; $500 12+ units.
    • Single Family License (annual, expires 1 year from issue date)
    • Cost of license is $100
    • Single Family Inspection (at least once every two years)
    • Cost of inspection is $75
    • Penalty for failure to license an occupied rental is $250

    Inspection Program 

    • Inspector utilizes a detailed checklist to examine the HVAC system, interior plumbing and electrical systems, roof, attic, floors, windows, doors, foundation,
    basement and structural components.
    • When needed, the blight officer also does an inspection to insure the rental is meeting all requirements of the property maintenance code.

    Inflow & Infiltration Inspection Program

    On March 15, 2022, City Council adopted an amendment to Chapter 44 "Utilities", Article III "Sewers", Division 4 "Inflow & Infiltration Inspection" Ordinance to prevent excess rainwater and groundwater from entering the sanitary sewer system, which could overload the wastewater treatment plant and cause sewer backups. The Ordinance requires that prior to selling or transferring title of any property (residential or commercial), it is connected to the sanitary sewer.

     

    Point of Sale

    • Insured contractor would televise the sanitary sewer lead to identify leaks, inspect the roof & foundation drains, inspect the sump pump system and provide findings to the city.
    • All issues would need to be addressed before a Certificate of Compliance can be issued.
       I&I Inspection required prior to the sale of any apartment, condo, or townhome.
    • Property owner needs to submit application to the city.
    • The Certificate of Compliance will be good for ten (10) years.
    • Property could be sold "as is" if the buy commits to making repairs.


    Rentals

    • I&I Inspection required for all rentals during annual inspection.
    • Insured contractor would televise the sanitary sewer lead to identify leaks, inspect the roof & foundation drains, inspect the sump pump system, and provide a report of findings to the city.
    • All issues would need to be addressed before a Certificate of Compliance can be issued.
    • The Certificate of Complains will be good for ten (10) years.
